We were approached by the owner of a site at Oxenford that was zoned Rural Residential but only 2,445m2 in area. They hoped to subdivide it into 2 lots noting there were 2 dwellings on the site. They had tried unsuccessfully for many years to gain approval for subdivision as the site was well below the minimum lot sizes for the zone. Noting this seemed like a common sense outcome and the site circumstances were unique, we undertook some initial research, held discussions with Council and proceeded to lodge a development application with justification as to why the project should be approved. Approval was granted and we have since been engaged to complete the subdivision survey and survey plan and also coordinate works to act on the approval. We look forward to seeing this difficult project come to fruition for the owner.

A returning client approached MGS to achieve a subdivision approval for a difficult site at a premium location in Tallai. The project required multiple approvals from both the State and Council, including first completing a boundary realignment into State land, and then pushing to achieve impact assessable lots sizes on steep land. Once the development permit was obtained, we continued works through to registration of the new titles including survey and project coordination (i.e. MGS were a one stop shop for town planning, surveying and project coordination). While a challenging project, through our expertise and experience, we were able to achieve our client’s goal and complete the subdivision of the site successfully.

Mermaid Waters Designer Dual Occupancy For this project, we were approached by the client with a strong brief to achieve their specific design aesthetic. Through hard fought negotiations with Council and coordination of the project team, we were able obtain approval based on the client’s desired vision for the development. Key points to overcome related to boundary setbacks, site coverage, glazing and frontage landscaping which were all vital to achieve the design outcome sought. It was great to see the completed product and the results speak for themselves.

Michel Group Services were engaged by a repeat client to assist in development of a 51 lot residential estate at Childers including both town planning and survey works. Our involvement included advice prior to site acquisition, preparation of layouts, detail survey of the site, coordination of the project team, obtaining development approval, coordination works during construction stage, titling and as-constructed surveys and coordination works through to registration of the new lots. Stage 1 is complete and sold out and Stage 2 is close to registration with strong sales. A great project to be involved in and a great outcome delivered on the ground. We have other projects in this area which we will update on soon.

MGS were engaged to prepare and lodge a development application for an industrial factory in Berrinba within the Logan Council Area. Obtaining approval for this 4,500m2 factory required coordination with a team of consultants and the project architect and ongoing liaison with Council to achieve the clients desired outcome. In this instance access restrictions by Council complicated the clients brief however in consultation with the team we managed to develop solutions and present arguments that resulted in a successful outcome. Construction is well advanced with the project due for completion very soon.

Michel Group Services was engaged post-cyclone Alfred to complete various hydrographic surveys of the seabed from the back of the dunes to RL=-15AHD. This involved beach walkers with GPS and the PWC and Boat both being equipped with sounders and GPS. Works are undertaken on known transect lines to enable comparisons with previous data, and to assist with directions for future sand pumping . With 8-10 personnel involved in the field survey all at the same time, it is a large project that requires efficiency and planning to complete in the available weather window. Government clients working together with private practice to collaborate and achieve the optimum results in the timeframe provided by mother nature. A win-win situation and one Michel Group Pty Ltd are proud to be a part of.

Paradise Point – 1 into 2 lot small lot subdivision and 2 x small lot dwelling houses For this site in Paradise Point, we provided our services to a client for a popular emerging development trend occurring in medium density zoned areas. Instead of opting for a standard duplex development, our clients are pursuing a more desirable development, being 2 x dwellings on 2 x freehold allotments. We carried out a successful development application, obtaining the combined development approval, and were able assist our client in the plan sealing process so that separate land titles could be created for separate lot sales. Said client is a return customer, which we look forward to working with again.
